Property Finder draws attention to high demand for commercial units during second half of current year 2019

    Property Finder, the leading real estate marketing platform, today revealed the latest trends and search results of commercial units during the second half of the current year 2019, which witnessed a good demand from users, especially with the prospects for market movement during the last quarter of this year indicating that demand will continue to grow and good growth rates will be achieved in terms of volume of sales.

    "The real estate market trends in Egypt have shown that commercial units are currently one of the most secure investment platforms, especially that these units, used for various commercial activities, are usually invested or leased to major companies and institutions for more than five years, giving owners a fixed monthly return and value added from investment up to 100% in some cases." Mohamed Hammad, Country Manager of Property Finder said.

     

     

     

    Hammad added: "We are witnessing clear radical changes in the users' searching habits for different real estate units via Internet, noting that the increase in growth rates for supply and demand is one of the new trends compared to previous years, where there was a clear reluctance of owners of commercial units to rely on the Internet as a mean of marketing,”

    Hammad elaborated that the ratio of the supply for commercial units across digital platforms amounts to 5%, while the commercial unit may exceed 10 times the price of residential property, but the investment is more profitable and stable in the long term.

    Talking about the reasons behind marketers' reluctance of commercial units advertising on digital platforms, Hammad said: "Considering the habits of commercial unit marketers in advertising on digital marketing platforms as one of the promotional channels for their units, we have found that they have refrained from relying on the Internet, for several reasons, the most important of which is the concern of disclosure of Commercial units’ places, especially stores, and their geographical location, their price value and the most demand and supply areas, as this might allow competitors -other marketers- to compete to sell and lease these units, unlike the difficulty of doing this in terms of residential units."

    Property Finder report shows that areas witnessing high demand for commercial units such as Mohandessin and Lebanon square are witnessing waiting lists for rent or titling seekers. At the same time, searching volume of  rental commercial units takes over a higher percentage  compared to property owning, especially for large companies and franchises, while individuals and small and medium-sized enterprises tend to search for property owning.

     

    In addition, plenty of the searching crowd on commercial units via Property Finder platform includes clinics and administrative offices located in the new cities. The developers of the real estate realized that fact and as a result, the future executive plans focus on designing integrated administrative buildings, especially medical centers and joint clinics where doctors with different specialties can be working together.
